Insurance for Lowell homeowners, farms, and families

Lowell is my hometown, and my office sits on Main Street, a short walk from where the Flat River runs into the Grand.

Plenty of homes in town were built generations ago, and a good number sit close to the water. Outside town the questions shift to acreage, livestock, and the pole barn out back.

When I read a Lowell policy, I want to know whether it was written for the property you own today or the one you bought years ago.

Coverage review

What I check in a review here

  1. Whether the dwelling limit on your home insurance would rebuild an older house with today's materials and labor.
  2. How your policy treats water near the Flat or Grand River, and whether a separate flood policy belongs in the conversation.
  3. Pole barns, detached garages, and other outbuildings, and whether each one is listed at a fair value.
  4. Equipment, hobby livestock, and acreage that a standard homeowners policy leaves out, which is where farm insurance comes in.
  5. Liability limits on your auto insurance and the Michigan PIP choice for everyone in the household.
  6. Enough life insurance to keep the house or the farm in the family if something happened to you.

How we meet

On Main Street, at your kitchen table, or online

Since the office is right downtown, many people in town stop by Main Street for their review.

I'm also glad to come out to your kitchen table, especially when there's a barn or some acreage I should see in person. If your week is packed, we can meet online instead.

Most reviews take about 30 minutes.

Questions

Questions I hear in Lowell

Is your office in downtown Lowell?

Yes. You'll find me at 311 E Main St, open Monday to Friday from 8:30 AM to 6:00 PM. Call ahead if you want to be sure I'm in the office and not out at a client's home.

Do you insure pole barns and hobby farms outside Lowell?

Yes. Outbuildings, small acreage, and working farms are a regular part of what I write. I'll ask how each building is used so it's listed the right way.

My Lowell home is older. Does that change my coverage?

It can. Older wiring, plumbing, and roofing affect how a house is covered, and rebuilding with matching materials can cost more than people expect. I'll look at your declarations page and let you know where it stands.

Do I need flood insurance if I live near the river?

A standard homeowners policy does not cover flooding. If your home sits near the Flat or Grand River, we'll talk through whether a separate flood policy makes sense for you.
